Commercial Construction Timeline: What to Expect

MR

Founder & CEO

Commercial construction projects are complex undertakings that require careful coordination between owners, architects, engineers, contractors, and regulatory agencies. Whether you are building a retail center, office complex, or industrial facility, understanding the typical timeline helps you set realistic expectations and avoid costly surprises.

Phase 1: Pre-Construction and Planning (2 to 6 Months)

The pre-construction phase is where projects are won or lost. This phase includes site selection and due diligence, architectural design and engineering, permit applications, contractor selection and bidding, and financing and loan approval.

Site due diligence is critical. Soil conditions, utility availability, zoning restrictions, and environmental concerns can all impact feasibility and cost. A thorough site analysis upfront prevents expensive surprises during construction. At UTS BuildPros, we conduct preliminary site evaluations as part of our free consultation.

Phase 2: Site Preparation and Foundation (1 to 3 Months)

Once permits are approved, construction begins with site preparation. This includes clearing and grading, utility rough-ins, and foundation work. The foundation type — slab-on-grade, pier and beam, or basement — depends on soil conditions and building requirements.

In North Texas and Oklahoma, expansive clay soils often require pier and beam foundations or post-tensioned slabs to prevent settling and cracking. Our engineers design foundations specifically for local soil conditions, ensuring long-term structural integrity.

Phase 3: Structural Framing and Envelope (2 to 4 Months)

With the foundation in place, the building takes shape. Steel or wood framing goes up, followed by roofing, exterior walls, windows, and doors. For metal buildings, pre-engineered steel components arrive on site and are assembled according to manufacturer specifications.

Weather can impact this phase significantly. Rain, ice, and high winds delay exterior work. We build weather contingencies into every schedule and use accelerated techniques when needed to keep projects on track.

Phase 4: Interior Systems and Finishes (2 to 5 Months)

Once the building is dried in, interior work begins. This includes electrical, plumbing, and HVAC installation, insulation and drywall, flooring and ceiling systems, and interior fixtures and finishes.

This phase involves the most trade coordination. Electricians, plumbers, HVAC technicians, and finish carpenters all work in the same space on overlapping schedules. Effective project management is essential to prevent conflicts and delays. Our on-site superintendents coordinate trades daily to maintain momentum.

Phase 5: Final Inspections and Occupancy (2 to 4 Weeks)

The final phase includes punch list completion, final inspections, certificate of occupancy, and owner orientation and training. Building inspectors review structural, electrical, plumbing, mechanical, and fire safety systems.

Any deficiencies identified during inspection must be corrected before occupancy is granted. We conduct internal pre-inspections to catch issues early, minimizing the risk of failed inspections and move-in delays.

Total Timeline: 8 to 18 Months

A typical commercial construction project takes 8 to 18 months from pre-construction to occupancy. Smaller retail buildings may be completed in 6 to 9 months. Large industrial facilities or multi-story office buildings can take 18 to 24 months or longer.

The key to staying on schedule is choosing a general contractor with proven commercial experience, strong trade relationships, and disciplined project management. UTS BuildPros has delivered commercial projects on time and on budget across Texas, Oklahoma, and Arkansas. Contact us for a free project timeline estimate.
