Common-Area Renovation Questions
Absolutely. We phase all amenity work to keep at least some amenities available to residents at all times. For pool renovations, we schedule during off-season months (October–February in Texas) so residents lose minimal pool time. For clubhouse and fitness center renovations, we work in sections — renovating half the space while the other half remains open, then swapping. For exterior work like siding and roofing, we schedule by building and provide residents 2 weeks advance notice per phase.

Apartment work carries obligations a commercial shell does not: lead-safe rules on older product, residents beside the work, and owners and lenders who need a documented, bonded contractor.
