Largely 1980s through 2000s product, including three-story garden and wrap communities plus a growing share of mid-rise near Legacy. Permitting in Plano

The City of Plano issues permits through its Building Inspections division, with separate trade permits for electrical, plumbing and mechanical. Plano review tends to be thorough and documentation-driven, so complete drawings submitted at the outset move faster than iterative submissions. Amenity and clubhouse work involving occupancy or accessibility changes should be scoped with that review in mind.

Weather and code drivers

Collin County carries the same North Texas hail exposure as Dallas. The newer stock generally has better envelope performance, but 2021 freeze damage still appears in older Plano communities, particularly in exposed breezeway plumbing.
