Shell includes

Engineered foundation, the pre-engineered steel frame and panels, erection, and a standard roll-up door. Shell is the scope those bargain “steel building from $25,000” adverts are quoting — steel delivered and stood up, and nothing else.

Turnkey adds

Insulation, interior framing, electrical rough-in, HVAC where specified, overhead and walk doors, permits, and finish-out. A building you can actually use on handover.

Worth thinking about

Adding length is the cheapest way to add area on a metal building — you are extending bays, not re-engineering the frame. Going from 30x40 to 30x50 adds 25% more space for materially less than 25% more cost.

Eave height costs little at build time and cannot be changed afterwards.

Typical doors

Two or three overhead doors on the 30-foot end, or a side-entry configuration where lot access favours it. Side entry on a 50-foot wall gives more usable wall space inside.

Slab & foundation

4-inch slab standard; 5-inch where vehicles over 10,000 lb will be parked. The extra 10 feet of length over a 30x40 adds negligible foundation cost.
